In March 2013, the average price in the secondary housing market in the capital of Uzbekistan, Tashkent, totaled $ 601 per square meter, or 1.5 percent less than the average price in February, according to a review of information-analytical center Sion Research of the real estate organization Sion Group.
According to the review, in March, the average price for secondary homes in Tashkent rose by 1.5 percent compared to the beginning of the year, and by 14.5 percent as compared to March 2012.
The main cause of decline in average offer prices for apartments in relation to the previous month, according to the analysts, was the decline in prices in the sector of multi-room apartments (five or more rooms), as their content is more expensive.
The average bid price of apartments in brick houses fell by 3.2 percent compared to February and totaled $656 and rose by 1.9 percent in prefabricated homes to $540.
As stated in the review, the average area of apartments for sale in March was 66 square meters; the minimum area was 16 square meters and the maximum area - 160 square meters.
The average price of apartments for sale amounted to $39,700, whereas a minimum price was $ 9,000 and a maximum price - $135,000.
The largest number of proposals for sale in March was recorded in the sector of apartments with a total area of 41 to 50 square meters, and from 61 to 70 square meters - 18.6 percent each. The smallest number of proposals fell on flats of 20 square meters - 1.6 percent, and from 121 square meters and more - 1.7 percent.
Nearly 67 percent of all proposed apartments in Tashkent in March were two-and three-bedroom apartments. The smallest share among the proposals on the secondary market fell on apartments with five or more rooms - two percent.
According to Sion Research, secondary housing in Tashkent rose in price in 2012 by an average of 11.5 percent up to $592 per square meter.
