Primary housing market cheapens in Baku

In July, prices on the primary housing market in Baku dropped 0.3 percent up to $944 per square meter compared to $947 per square meter in June, Participants of Property Market public organization said.

Especially, prices of expensive houses dropped in July.

In this period, prices rise occurred only in the Yasamal District of Baku - by 2.7 percent. Despite fall of average prices on the market, a 2.8-percenr growth occurred in the Sabail District and one-percent growth - in the Narimanov District.

Experts of the organization believe although resuming the mortgage loaning activated the market, this did not seriously affect prices and volumes of contracts. A sharp drop has taken place in the market's activity since the second week of July.

In July, construction of 484 buildings continued. The number of operating construction companies was 177 in last month Great part of proposals accounted for the Yasamal, Khatai and Nasimi districts of Baku which made up 63.8 percent of city's total property portfolio.

The area of apartments under construction fell by 0.3 percent to 122 square meters on average and indicator of blocs was 2.3 and average indicator of stories 15.

Three-bedroom apartments made up great part of the first housing market. Average area of one-bedroom apartments was 60.8 square meters (as in June), two-bedroom - 93.2 square meters (as in June), three-bedroom 133.2square meters (+0.1 percent), four-bedroom -183.5 square meters (-0.4 percent) and five-bedroom 253.6 square meters (as in June).
